A broken window seal is often blamed for every draft, leak, or cloudy pane, but those symptoms do not all come from the same part of the window. The seal around an insulated glass unit controls the dry space between its panes. Perimeter caulk, flashing, drainage, the sash, and the frame perform different jobs. Identifying which part failed is the difference between a focused repair and replacing more than the home needs.
The Clearest Sign: Moisture Between the Panes
A double pane window contains an insulated glass unit (IGU): two panes joined around a spacer to form a sealed cavity. If fog, droplets, streaks, or a milky film sit inside that cavity, the edge seal has failed. The simple test is to clean both accessible glass surfaces. Moisture that remains visible but cannot be touched is between the panes.
That distinction matters. Condensation that wipes off the room-side glass usually points to indoor humidity meeting a cold surface. Dew on the exterior can form during humid weather even when the unit is working normally. Neither condition alone proves that the insulated-glass seal is broken.
Other Symptoms Need a Wider Inspection
A draft around a closed window may come from weatherstripping, sash alignment, perimeter sealing, or an opening around the frame. Water on the sill may trace to condensation, failed exterior sealing, flashing, or blocked drainage. Cracked glass is an obvious glass problem, but a crack does not automatically explain whether the original edge seal failed first.

Once the edge seal opens, humid air can enter the cavity. The moisture condenses when the glass cools and evaporates when it warms. Repeated cycles can leave mineral deposits or permanent etching on surfaces that cannot be cleaned from the room or exterior.
Can the Broken Seal Itself Be Resealed?
Applying sealant around the outside of the window can address a verified perimeter gap, but it does not rebuild the factory edge seal inside a failed IGU. The panes were assembled as one sealed component. Once moisture is trapped between them, coating the visible frame or sash does not remove that moisture or restore the original cavity.
Some defogging services drill and vent the glass to release moisture. That may improve the view in some cases, but it does not recreate a factory-sealed insulated unit or remove etching already left on the interior glass surfaces. Homeowners comparing options should ask whether a proposed service restores the sealed unit or only changes the visible symptom.
The Usual Fix When the Frame Is Sound
When the frame, sash, hardware, drainage, and surrounding structure remain in good condition, the direct fix is to replace the failed insulated glass unit. The opening is measured, a new sealed unit is fabricated to the required size and configuration, and the old unit is removed from the existing sash or frame. Low-E coating, tint, safety glass, thickness, and grid details are matched or selected for the specific opening.
This is the core of foggy window repair. When several units in the same home are failing, the same approach can be planned as whole-house insulated-glass replacement while keeping sound frames in place.
When a Full Window Is the Better Scope
New glass still depends on the surrounding window system. Confirmed rot, warping, structural movement, a sash that cannot support the glass, hardware that cannot be repaired, or failed drainage may make full-window replacement the better path for that opening. One home can reasonably need glass-only work in some rooms and complete windows in others.
